 Commerce Title & Abstract Co is looking for our next Commercial Escrow Officer. Experience in commercial real estate closings is not necessary; we are willing to provide all training.  We are looking for someone who is an excellent communicator, is customer-service oriented, and can meet deadlines, multitask, and prioritize in an environment with shifting timeframes and priorities.  We have a dynamic work environment with amazing employees, and we would love to welcome someone who wants to positively contribute to our culture! 

Position Summary 
The Commercial Escrow Officer is responsible for completing all tasks involved with closing and disbursing of commercial real estate transactions.  They serve as a liaison with many internal and external parties including lenders, attorneys, commercial clients, real estate agents, and underwriters. 

Pay range: $20-25/hour 

Essential Functions 
  • Prepare closing documents
  • Review title orders, exams, and other documents and revise as needed
  • Review files to ensure that all requirements have been met and notify the necessary parties of outstanding items
  • Review all closing documents as provided by the lender and buyer/seller’s attorney to ensure that all are compatible and comply with Louisiana law and title insurance requirements
  • Prepare and revise the Settlement Statement in accordance with all requirements and terms of the Lender and Purchase Agreement
  • Prepare cash sales and all other documents necessary to provide clear title to the subject property as needed
  • Prepare various documents to comply with Louisiana Title Insurance Regulations
  • Track the receipt of, collect, and disburse all funds relevant to a transaction
  • Track the receipt of, collect, and review all executed documents for completion
  • Ensure all documents are recorded in the appropriate parish, in the appropriate records, and in the appropriate order; compiling and delivering all recorded and executed documents to the appropriate parties
  • Prepare and deliver all Title Insurance Policies with appropriate endorsements
  • Send invoices and track payment
  • Manage funds and documents being held in escrow
  • Performs other duties as assigned

  • Intermediate knowledge of Louisiana real estate law
  • Basic knowledge of the Louisiana Civil Code
  • Advanced knowledge of closing procedures
  • Ability to navigate various federal, state, and parish records, forms, and websites
  • General computer competency and working knowledge of Microsoft Office Suite
  • Strong analytical, problem-solving, and decision-making skills
  • Ability to meet deadlines, multitask, and prioritize in an environment with shifting timeframes

Work Environment
This job is located in a professional office environment and is eligible for occasional work from home.

Physical Demands
This is largely a sedentary role, requiring use of typical office equipment such as a computer, printer, scanner/copier, and phone.

Required Education and Experience
Paralegal Certificate, Bachelor’s degree, Notary Commission, and/or equivalent number of years of relevant experience may be substituted.

Additional Eligibility Qualifications

Notary Commission preferred.
